Talk to locals before moving here. Some reviews are from the park and you can tell. The brand new pavement is honestly the most janky asphalt job I’ve ever seen. With zero drainage or snow removal the pooling water caused by the awful paving job is actually causing damage to our homes. The woman in charge actually told us to sue them. 🤷🏼‍♀️ manager # 7 since 2020…. My neighbors lot rent is $200 more then mine? Same size house…yet our other neighbor with a house twice the size pays even less Shady

Don’t. Move. Here. While advertised as a safe, quiet, AFFORDABLE, homely neighborhood park, Fairplay Mobile Home Park, Fairplay Estates, and whatever else they want to call it, is anything BUT that. Upon arriving, be prepared to work with people who sound like they know what they’re doing, however do not. They will woo you over with false claims. Their newest scheme was selling new trailer homes with furnaces not working, but making the new homeowners replace them. 🤔 We haven’t had an actual, solid manager in years, if ever. They last 6 months and leave (or get pushed out…) So now they have who was the maintenance guy as the manager. Dudes methed out and didn’t even do his previous job, so i guess it just made sense to promote him to a position with more responsibility. Aside from ALL of that, they’re raising their lot rent. The best part is that our already non existent amenities will stay non existent. Snow removal? HA! Can’t tell you how many cars I’ve pulled out because they get stuck in the roads that become drifted SHUT. And a few times they’ve been elderly. Our elderly within the park deserve better than that for sure. Before spiking rent, add something worth raising it for. Or at least raising the bar first. This place really is a joke…and you’ll hear it as the laughing stock around town AND when speaking to the residents within the park. I’ve not met one happy one get. What you hear in the rumor mill about this place is TRUE.

Obviously these guys are on drugs. The Management ,who are wife and husband, are the laziest, lying, thieving people I have met in many years. "Captain comic book man" the park repairman doesn't know the first thing about fixing things. He Jimmy rigged a Natural gas water heater and hooked it up to propane. Wow talk about stupid. We moved in with no heat , because Christina said the propane company failed to come out. When I did some further investigation my self I found out that it was the incorrect water heater. It could have killed my family in multiple ways. We called and complained nothing was done and the next week there was an eviction notice on the door. We decided we didn't want to deal with low lifes "Managing" our life so we decided to leave. It's been 30 days no deposit, no ANSWER from said management. Lawsuit in progress. Pretty sad someones business is in these peoples hands. DO not give Your Money To These People. Update 6/26/18 I don't even live there anymore and after writing a bad review, this happened to the person no less than 24hrs, who is buying my wife's car. Literally just happened. This park is improving by leaps and bounds!! Bringing in brand new manufactured homes and holding tenants to a higher standard. The people complaining on here are the ones that refuse to play by the park rules so they falsify information because they want to be left alone to live in squalor at the expense of the rule abiding tenants. Its a family friendly, safe, affordable place to live. We are going to keep it that way!

If I could give zero stars I would, I've been living in this trailer park for over a year now. I've never lived in such an awful place in my entire life. My Windows and sky light leak water, my wood stove leaks creosote, my water lines freeze all the time. When I got under my trailer to fix the frozen water lines that the managers refuse to fix, I saw there was little to no insulation under the whole trailer. Every time I have asked for the managers help they either won't or just fix the problem temporarily. Now it's 2017 and they they have increased the rent without putting any money back into the trailer park. DO NOT LIVE HERE! You will regret it.

Worse place to ever live, hate, hate, HATE this mobile home park and the so called "managers" who are illegally managing the park! They act like managers but sit on their butts all the time and refuse to even pay for parts, fix the broken thing in your house, and frozen pipes were/are still a major problem but will they fix it? No, all of it is on you as they sit like Kings and Queens, I so hope no one falls for the fake pictures they post on here. I rather live in an actual $10,000 house then this place but sadly not a lot of people are rich like that.

Closely located to downtown Fairplay, you're minutes away from Gold Medal fly fishing and dozens of mountains perfect for day hikes and/or camping. 2014 OFFICE RECEPTIONIST CRAZY KHRISTINA ACCUSED MY FRIEND OF HARASSING HER AFTER SHE CAME TO MY DOOR TO FIGHT ME, I MOVED AWAY FROM HER, DO NOT MOVE HERE. Faye Roviera and Christina Rodriguez are both scammers. Unprofessional. Christina is as getho as you can find them, she got missing teeth and all so is Faye.
These two clowns tried to rip me off out of my money. I was in unt 68 Keep all your records, pictures, and letters between these people, It will help you when you go to court and have any Judge look at your case.
Unprofessional and obnoxious Khristina came to my home with an eviction notice, not a court order, but one she printed out herself online, this was only after I had kicked her out of my home for coming to fight me, she came over my home lying about she didn't know who I was, and who had moved here, she was harassing me again, she knew who I was, because I had met her days before that, she confronted me about my dogs in a way that only a intoxicated person would, I was scared, didn't answered her by the way she spoke to me I knew I was dealing with a person not right in the head, I paid for her to live in the office for free, I paid rent SHE DIDN'T, but instead of answering her I reported her on a written letter. The update today 2016 I GOT MY FULL DEPOSIT BACK, and that Kristina would accuse any man of harassing her if you call or insist on getting your money deposit back, I was there when my friend called the office, Kristina answered but without using her recording my machine, the one she uses to record everyone after she had harassed you at your home, We called the office from a number, not mine, I knew her games by now, We asked Kristina about the letter she sent out to me with print-out pictures saying I had left unit #68 dirty and damage and she wasn't going to refund my full deposit but just whatever her and BOB BRANDS decided to give me back after I had reported them to COLORADO HUMAN LIVING UNINHABITABLE DEPARTMENT, in their lease contract they claimed if you report them and lose you will pay his lawyers fees, but his whole park is UNINHABITABLE his own contract shows he will lose. When we called Kristina after I received her kindergarten pictures, we told her, not going to happen we are getting full deposit back, this letter was written by you, my friend brought up all the work he did to make it livable for me, toilets, faucets, plumbing, cleaning furnace, and electricity not by Fairply home but by him, Kristina instead of answering back, she accused him of harassing her, and she told him he wasn't getting his money back, he said we will, she laughed and said we will see. Well, after that phone called Kristina had to write me a check for a full deposit back. Kristina harassed ME from the moment she saw ME, I took care of the LIME GREEN unit #68 in and out. My experience was bad and is best you live without water and power than to live in Fairplay mobile homes, than to pay BOB for more funds to his new plane and gas money. Mr brands has money to buy for him but not for park, take him to court, he has no money for park or time to clean himself, court will see that. STILL LIME GREEN 2016
